Who we are

This website is operated by Swati Petkar, a licensed California real estate agent (CA DRE #02414712). We provide property search, market research tools, and an AI-powered research assistant ("Aria") to help Bay Area home buyers and sellers. We are based in the United States and this site is intended for US residents only.

What we collect

We collect only what is necessary to provide our services:

• Account information — email address when you create a free account (processed by Clerk, our authentication provider).
• Contact form submissions — name, email, phone number, and any message you send via our contact form.
• Aria conversation history — messages you send to Aria are processed by our AI provider (OpenRouter) and may be stored to allow you to continue past conversations.
• Saved listings and searches — properties and search filters you choose to save.

We do not collect payment information, government IDs, or any sensitive personal data. We do not use advertising trackers or analytics that identify individual users.

How we use it

• To authenticate your account and keep it secure.
• To send transactional emails — magic link sign-in, contact form confirmations.
• To notify Swati of new inquiries so she can follow up with you.
• To save your searches and listings between sessions.

We do not sell your information. We do not use it for advertising. We do not share it with third parties except the service providers listed below who help us operate the site.

Service providers

We work with the following companies to operate this site. Each processes data only as necessary to provide their service.

• Clerk (clerk.com) — user authentication and session management.
• Supabase (supabase.com) — database storage for saved listings, searches, and conversation history.
• Resend (resend.com) — transactional email delivery.
• OpenRouter (openrouter.ai) — AI model routing for the Aria assistant.
• Mapbox (mapbox.com) — interactive property maps.
• Cloudflare (cloudflare.com) — website hosting and content delivery.

Cookies

This site uses functional cookies only — specifically session cookies set by Clerk to keep you signed in, and map tile cookies set by Mapbox. We do not use advertising cookies, tracking pixels, or third-party analytics cookies. No cookie consent banner is shown because none is required under applicable US law for functional cookies.

Data retention

Account data is retained as long as your account is active. Contact form submissions are retained for up to 2 years for follow-up purposes. You may request deletion at any time by emailing swati@swatipetkar.com.

Your rights

You may request access to, correction of, or deletion of your personal data at any time. Email swati@swatipetkar.com and we will respond within 30 days. You may also delete your account directly from your account settings.

Changes to this policy

If we make material changes to this policy, we will update the "last updated" date above. Continued use of the site after changes constitutes acceptance of the updated policy.
